Management surveys and the location of asbestos
The purpose of completing a Management Survey is to locate the presence and extent of any suspected Asbestos Containing Materials (ACM), as far as is reasonably practicable. This is completed through a visual inspection as well as being combined with knowledge of building construction. The results of samples collected for analysis at a UKAS accredited laboratory will be included in the Asbestos Register Report.
An Asbestos Management Survey is the standard survey required on any non-domestic building or communal area of apartment buildings built before 2000. The survey is designed to locate the presence and extent of any suspected ACM in the building which could be damaged or disturbed during normal occupancy. (Increasingly, domestic properties are surveyed during the sales process to ensure buyers do not inherit asbestos materials and the costs associated with removal)
These surveys will often involve minor intrusive work but with minimal disturbance to the property. The extent of this intrusion will vary between premises. Upon completion of your Management Survey, you will be provided with a report detailing the location and properties of any asbestos found within the building.

It is important that when undertaking management surveys and providing you with your finalised Asbestos Register Reports, any and all asbestos policies are adhered to, where relevant to your area.
In addition to the established regulations set out in The Surveyors Guide, Kent council has developed a risk classification scheme, to provide a consistent approach to the management of all identified ACM. The information required to implement the scheme is collected by the surveyor while they are carrying out the management surveys.
