Asbestos Removal in Kent and London

Asbestos is a dangerous substance which poses a number of significant health risks. While it was declared illegal in 1999 to use it in building materials, there remain a large number of residential and commercial properties across the country which were built before 1999 and continue to have asbestos-containing materials (or ACMs).

Three types of asbestos were frequently used in building materials: chrysotile (white asbestos), amosite (brown asbestos) and crocidolite (blue asbestos). Since they are strong, fire-resistant and offer good insulation, they were used for a variety of purposes including as wall linings, insulation panels or floor tiles. While each type of asbestos poses a different level of risk, they are all carcinogenic.

If you discover asbestos on your property, do not try to remove it by yourself. Due to its hazardous nature, it is highly recommended you contact a licenced contractor before taking any action. If you are uncertain about whether or not asbestos-containing materials have been used on your property, then your best course of action is to conduct a survey.

While domestic owners are not legally obliged to remove asbestos-containing materials from their property, it is prudent to consider doing so before selling your property, as not doing so can potentially lower its value. Owners of a commercial property which has asbestos-containing materials, however, have a duty of care to their employees and visitors. This is outlined by the UK government’s Health and Safety Executive.
