Asbestos demolition surveys for domestic & non-domestic premises

Asbestos demolition surveys (also known as asbestos refurbishment and demolition surveys) are a regulatory requirement for all non-domestic premises or domestic premises undergoing major refurbishment works or demolition. The survey is intrusive and ensures that no-one will be exposed to Asbestos Containing Materials (ACM) when working on these properties.

As Asbestos Containing Material was used in a significant range of building materials, demolishing or refurbishing buildings constructed prior to 2000 has a high chance of disturbing ACMs, which is dangerous if breathed in. In particular, asbestos can cause serious and fatal illnesses if inhaled, including lung cancer, mesothelioma and asbestosis, due to the extremely small and sharp particles of fibre that are produced when materials containing it are pulverised/disturbed.

Therefore, before any intrusive maintenance or structural work that could disturb asbestos fibres commences, it is vital for everyone’s safety that a full risk assessment and survey report of the whole building is conducted by UKAS accredited asbestos surveyors.

What to expect

Asbestos demolition surveys typically involve intrusive inspection and the potential for asbestos disturbance requiring the survey area to be unoccupied other than the surveyors. Surveyors will need to understand the level of refurbishment so, building plans, specifications/architect’s drawings and any history of asbestos work in the building will be essential for planning the survey. Access to keys/other support and an identification of potential site hazards are critical prior to the survey. Reports will specify whether surveys are for planned Refurbishment or Demolition.

Once the survey has been completed, the asbestos surveyors will produce a report stating the location, presence and extent of asbestos material. Asbestos Containing Materials may generate loose materials and debris that can pose a risk so the report will also identify debris/contamination of areas.

Construction Projects

Refurbishment/Demolition surveys are necessary before construction projects unless you can absolutely confirm that there’s no asbestos in a building (i.e it was built after 2000). Any building built before 2000 is required by law to be surveyed for asbestos before carrying out any works. This can include works as small as decorating/replacing light fittings and as large as a full or partial demolition.

These surveys will ensure that any Asbestos Containing Materials present in the building (as far as is realistically practicable) are noted and accounted for, potentially involving intrusive measures to gain access to normally inaccessible areas. Domestic buildings do not currently require a demolition survey by law, however for the health and safety of all involved, we advise having one carried out before invasive work if your property was built before 2000.
